Sell before or after you move?
Selling while you still live in the home makes viewings easier and lets you sign everything in person. Selling after you leave is also very common: your agent runs the viewings, and you sign at the notary through a power of attorney. The right choice depends on your moving date and how fast the local market is.
Selling from abroad with a power of attorney
You do not need to fly back to sign. You can give a power of attorney to someone you trust, and the notary will tell you exactly what form it needs. If you sign it abroad, it may have to be certified by a local notary or a Swiss consulate, so start early.
Property gains tax still applies
The canton where the property is located taxes the profit on the sale, even if you no longer live in Switzerland. Some cantons may ask for a guarantee or withhold part of the price when the seller lives abroad. Your notary will explain how it works in your canton.

Pension money used to buy your home
If you used second pillar pension money to buy your home, it usually has to be paid back to your pension fund when you sell, unless you buy another main residence. Rules differ when you leave Switzerland for good, so check with your pension fund before the sale.
Your mortgage
A fixed-rate mortgage repaid early usually comes with a penalty. Some banks are also reluctant to keep lending to owners who move abroad. Ask your bank what it will charge before setting the price.
Renting instead of selling?
Some expats keep their home and rent it out. You remain taxed in Switzerland on the rental income and the property, and you will need someone on site to manage tenants. Compare this with selling now, especially if you do not plan to come back.
Our advice
Start with a free valuation as soon as you know your moving date, and choose an agent who can handle viewings without you and who explains everything in English.
Frequently asked questions
Can I sell my Swiss home after I have moved abroad?
Yes. Your agent organizes the viewings and negotiations, and you sign the deed at the notary through a power of attorney.
Do I pay tax in Switzerland if I sell after leaving?
Yes. The property gains tax is due to the canton where the property is located, whatever your country of residence.
How long before my move should I start?
Ideally three to six months before you leave. A free valuation is a good first step as soon as you know your moving date.
