A commission of 2 to 4%
Traditional agencies usually charge between 2 and 4% of the sale price, sometimes more for lower-priced homes. Always check whether VAT is included, and whether marketing costs are charged on top.

Exclusive or not?
Most agents ask for an exclusive mandate for a few months. That is normal, but check the duration and what happens if you find a buyer yourself or decide not to sell.
Flat-fee agencies
Some agencies charge a fixed amount instead of a percentage. Neho, our partner, charges a flat fee of CHF 16,500 whatever the price, with local agents who handle the whole sale. On a CHF 1.5 million home, that can mean tens of thousands of francs saved.
Selling without an agent
You can sell on your own and only pay for the listings. It saves the commission, but you handle the pricing, viewings, negotiation and paperwork yourself, usually in the local language.
